Most commercial doors that fail an ADA inspection weren’t installed wrong. They were installed correctly and then drifted out of compliance over time — a closer adjusted too tight after a complaint about a door slamming, a new threshold added during a flood-proofing update, hardware replaced by whoever was available that week. None of it looks like a violation from a walk-through. All of it can fail a measurement.
An ADA door compliance audit checks four specific measurements against the 2010 ADA Standards for Accessible Design. Here’s what each one means and why doors fail.
The Four Measurements
1. Opening Force
Standard: 5 lbf maximum for interior hinged doors, 8.5 lbf maximum for exterior doors, per ADA Section 404.2.9 and ANSI A117.1.
Opening force is how much push or pull a person needs to apply to open the door. Measured with a pressure gauge (a force gauge, sometimes called a fish scale, hooked to the door’s leading edge). Doors fail this most often because of a closer spring tension that’s too high, a worn or misaligned frame creating drag, or weatherstripping compressed too tightly against the door.
2. Closing Speed
Standard: 5 seconds minimum for the door to travel from a 90-degree open position to 12 degrees from the latch, per ADA Section 404.2.8.1 ADA.gov, 2010 ADA Standards for Accessible Design.
This is the measurement people call “the ADA closing speed standard.” It’s not about how fast the door slams shut at the very end — it’s about how much time someone has to get through the doorway before the door swings most of the way closed. A door that snaps shut in two seconds doesn’t give someone using a wheelchair, a walker, or a cane enough time to clear the opening. Facilities using door closers with spring hinges instead have a separate standard: 1.5 seconds minimum from 70 degrees to fully closed, under Section 404.2.8.2 ADA.gov.
Closing speed is checked with a stopwatch, timing the door through that specific swing range.
3. Clear Width
Standard: 32 inches minimum clear opening, per ADA Section 404.2.3.
Clear width is measured from the face of the door (when open 90 degrees) to the opposite door stop — the actual usable passage width, not the width of the door slab itself or the frame’s rough opening. This is measured with a tape measure at the narrowest point of the passage.
4. Hardware Height
Standard: Operable hardware mounted between 34 and 48 inches above the finished floor, per ADA Section 404.2.7.
This covers door handles, push bars, panic hardware, and any other operable part someone needs to reach to get through the door. Anything mounted outside that 34–48 inch band fails, regardless of how well the rest of the door performs.
What Fails Most Often
In practice, four issues account for most ADA door failures on commercial properties:
- Closers adjusted too fast. Usually done to stop a door from staying open too long, letting in bugs, losing air conditioning, or annoying staff — with no consideration for the closing speed standard.
- Openings narrowed after installation. Added weatherstripping, a new threshold for water intrusion, or a repainted frame can each shave fractions of an inch off clear width. Enough small changes stack up to a failing measurement.
- Hardware mounted at the wrong height. Common when hardware is replaced piecemeal over the years by different vendors without a tape measure in hand.
- Opening force creeping up. A closer that was compliant when installed drifts out of spec as springs age, or as a frame settles and creates drag.
Who Enforces This
ADA door compliance comes up in three ways for a commercial property owner. First, the local building department checks it during permitted renovation inspections. Second, a complaint from an employee or a customer can trigger a review — this doesn’t require a lawsuit to start, just someone reporting the issue. Third, the U.S. Department of Justice can pursue enforcement actions directly under Title III of the ADA for places of public accommodation.
The Cost of Non-Compliance
South Florida sees a steady volume of ADA-related demand letters and lawsuits against commercial properties, often triggered by a single visit from someone who couldn’t get through a door, a bathroom, or a parking lot without difficulty. A door opening force problem measured with a $30 gauge can be the entire basis for a legal claim. Fixing the door after a demand letter arrives costs the same as fixing it before — but by then, legal fees are already on the table.
How an Audit Works
A proper ADA door audit checks all four measurements on every door subject to the standard, not a sample. The tools are simple: a pressure gauge for opening force, a stopwatch for closing speed, and a tape measure for clear width and hardware height. What matters is consistency — checking every door, on every visit, the same way, and documenting the readings so there’s a record of what passed and what didn’t.
Common areas that get missed in a self-check: back-of-house doors that employees use constantly (still subject to the standard if the space is otherwise accessible), single doors in a pair where only one leaf is normally used (both still need to meet clear width if both are intended for use), and doors that were compliant at installation but have drifted since.
Fixing What Fails
Most ADA door failures don’t require a new door or a new frame. The most common fixes are:
- Closer speed adjustment. Most commercial closers have separate valves for main sweep speed, latch speed, and backcheck. Correcting closing speed is usually a valve adjustment, not a parts replacement.
- Hardware relocation. Moving a lever, push bar, or panic device to the compliant 34–48 inch band.
- Threshold modification. Replacing or reshaping a threshold that’s created a trip hazard or narrowed the opening.
Doors That Get Overlooked
A self-check of ADA doors often focuses on the obvious ones — the main entrance, the front lobby door, maybe the accessible restroom. That leaves out a category of doors that are just as often cited on a formal inspection. Back-of-house doors used constantly by staff are still subject to the standard if the overall space is open to the public. In a paired door — two door leaves side by side where only one is normally unlocked for daily use — both leaves generally still need to meet clear width requirements if both are intended to be usable. And a door that was correctly adjusted at the time of a renovation five years ago may have drifted since, particularly on closer speed and opening force, neither of which stays fixed once weather, use, and minor repairs start acting on the hardware over time.
Interior Doors Count Too
ADA compliance isn’t limited to the doors a visitor sees walking in from the parking lot. Interior doors along an accessible route — a hallway door leading to a conference room, a restroom door, a door into a break room that’s part of the path an employee or visitor would reasonably need to use — are subject to the same four measurements. A building can have a fully compliant front entrance and still fail an audit because of a single interior door with hardware mounted six inches too high.
Documenting an Audit Properly
An audit that isn’t documented doesn’t hold up if a complaint is later filed. For each door checked, a usable record includes the door’s location, the four measurements taken, the date of the check, and any adjustment made as a result. This documentation does two things: it gives the building a clear maintenance record showing which doors have been checked and cleared, and it gives the property owner something concrete to show if a complaint is ever filed claiming a specific door was out of compliance. A dated record showing the door was checked and passed — or was checked, found out of compliance, and corrected — is a meaningfully different position than having no record at all.
A Recurring Issue, Not a One-Time Fix
ADA door compliance isn’t a box that gets checked once during a renovation and then forgotten. Closers drift out of adjustment as springs age and hydraulic fluid breaks down. Frames settle. Hardware gets swapped by different vendors over the years without anyone re-measuring against the standard. A property that passed an audit three years ago isn’t guaranteed to pass one today, particularly on the two measurements most prone to drift: opening force and closing speed. Building an ADA door check into a routine maintenance schedule — rather than waiting for a complaint or an inspection — is the only way to reliably stay ahead of it.
