A property manager calls: “The lock on the back door doesn’t work.” We get there, test the lock, and the lock is fine. The door has sagged an inch and a half on the hinge side. The latch bolt doesn’t reach the strike. The lock isn’t broken — the door is.
This is the most common service call we get at Pro Locksmith LLC. Property managers, restaurant owners, and building supers see a door that won’t latch and assume the lock failed. Nine times out of ten, the lock is the last thing that’s wrong. The problem is the door, the frame, or the hinges — and replacing the lock won’t fix any of it.
This article covers the four most common commercial door problems we see in Fort Lauderdale, why they happen, and what it actually takes to fix them.
Hinge Sag: The Problem Hiding in Plain Sight
Commercial doors are heavy. A standard 36-inch hollow metal door typically weighs 70 to 100 pounds. A solid wood door in a restaurant entrance commonly weighs 120 pounds or more. That weight sits on three hinges — typically 4-1/2 inch or 5 inch heavy-duty commercial ball-bearing hinges — and over years of use, those hinges wear out.
Here’s what happens:
The hinge knuckles wear. The ball bearings inside the hinge seize. The screws that hold the hinge to the frame work loose. The door drops — slowly at first, then faster as the gap between the door and frame narrows. The latch bolt, which was designed to align perfectly with the strike, now sits a quarter inch, a half inch, or more below the strike opening. The door won’t latch. The fix depends on how bad the sag is:
Worn hinges. Replace the hinges. On commercial doors, use ball-bearing hinges rated for the door’s weight. Continuous geared hinges (Pemko, Hager, McKinney) are the upgrade — they distribute the door’s weight along the full height of the frame instead of three points, which eliminates the sag problem permanently.
Stripped screw holes. The hinge screws have pulled out of the frame. Fill the holes with metal repair inserts or weld the holes shut and redrill. Don’t use longer screws in a hollow metal frame — they’ll just strip again.
Frame damage. If the hinge pocket itself is cracked or deformed, the frame needs welding. This is more common in high-traffic doors that have been slammed for years. Frame Shift: When the Building Moves
South Florida buildings settle. Foundations shift in the limestone and sand that underlies most of Broward County. Commercial frames — especially in older buildings in Fort Lauderdale, Hollywood, and Dania Beach — can move out of plumb over time. When the frame shifts, the door shifts with it, and the alignment between the door, the frame, and the lock hardware falls apart. Signs of frame shift:
- The gap between the door and frame is wider at the top than the bottom (or vice versa)
- The door sticks at the top corner but swings free at the bottom
- The latch bolt scrapes the strike plate instead of entering it cleanly
- The door closes but bounces back open — the latch isn’t seating
Frame shift is harder to fix than hinge sag. If the frame has moved slightly, you can sometimes re-align the strike plate or adjust the hinge positions to compensate. If the frame has shifted significantly, the frame itself needs to be reset or replaced — that’s a welding and framing job, not a locksmith job. But we can tell you whether that’s what’s happening before you pay for it.
Threshold Wear: The Gap at the Bottom
Aluminum thresholds in commercial doorways take a beating. Foot traffic, delivery carts, hand trucks, and cleaning equipment wear them down over time. The threshold sinks, the gap between the door bottom and the threshold widens, and suddenly you have:
- Air conditioning escaping (which shows up on the utility bill)
- Humidity and rain entering (which warps wood doors and rusts metal ones)
- Pests entering
- The door sweep or weatherstripping no longer making contact
In South Florida, a gap at the bottom of a commercial door isn’t just an energy issue. Hurricane season means wind-driven rain. A worn threshold with a gap lets water into the building during storms, which can damage flooring, drywall, and inventory.
The fix: replace the threshold with a commercial-grade aluminum threshold (typically 36-inch or 48-inch, depending on door width), install a new door sweep or automatic door bottom, and verify the weatherstripping along the frame is intact. On fire-rated doors, the threshold and weatherstripping must maintain the fire rating — you can’t substitute residential-grade materials. Standard commercial threshold manufacturers include Pemko, Hager, and National Guard Products.
Why the Lock Is Usually Not the Problem
When a door won’t latch, the lock is doing exactly what it was designed to do. The latch bolt extends when the door closes, but it’s aimed at the wrong spot because the door has moved. The lock hasn’t failed — the door has failed around it.
Here’s how to tell before you call:
- Close the door slowly and watch the latch bolt. Does it hit the strike plate dead center? If it’s hitting above or below the strike, the door has sagged or shifted.
- Check the hinge gap. Open the door and look at the gap between the door and frame at the hinge side. Is it even top to bottom? If it’s tight at the top and wide at the bottom, the top hinge has dropped.
- Lift the door. If you lift the door by the handle and the latch clicks into the strike, the hinges are worn or the screws are loose. The lock is fine.

If any of these tests point to the door or frame rather than the lock, replacing the lock won’t help. You need a commercial door technician, not a new lock cylinder.
South Florida’s Effect on Commercial Doors
Three factors accelerate commercial door problems in Fort Lauderdale and the surrounding area:
Humidity. Wood doors absorb moisture and swell. In South Florida’s 80-90% humidity, a wood door that fits perfectly in January may stick in August. Swelling warps the door, changes the alignment, and puts stress on the hinges. When the humidity drops, the door shrinks back — but the warping may be permanent. Salt air. Coastal Broward County’s salt-laden air corrodes metal hinges, frames, and lock hardware faster than inland environments. Ball-bearing hinges seize. Aluminum frames pit. Steel screws rust and snap off when you try to remove them. This is why we use stainless steel hardware on exterior doors within five miles of the coast.
Thermal cycling. Metal doors and frames expand in the heat and contract at night. Over years of daily expansion and contraction, screws loosen, hinges shift, and frames move out of alignment. The effect is worse on dark-colored doors that absorb more solar heat.
