Gated Community & HOA Locksmith Weston

Gated Community & HOA Locksmith Weston

Almost every home in Weston sits behind a gate, a guardhouse, or both, and almost every one of those homes has more doors than its owner has keys for. This page is written for the homeowners of Weston Hills, Savanna, Bonaventure, The Isles at Weston and the dozens of smaller gated sections off Indian Trace and Royal Palm Boulevard, and for the association managers who look after their guardhouses and clubhouses. PRO Locksmith is a family-owned, licensed and insured mobile locksmith serving Weston from our Fort Lauderdale base, founded in 2016, and we cover every gated community in the city. For a rekey on closing day, a keypad on the garage side door, a pool gate latch that no longer catches, or a lockout at the guardhouse, call (954) 406-8266 and we will dispatch the nearest technician with a firm price quoted before any work begins.

Weston Was Planned Down to the Street Tree. Your Keys Should Be Too.

Weston did not grow the way most Broward cities did. Arvida laid it out on land Arthur Vining Davis had assembled decades earlier, first under the name Indian Trace, and the first houses in Windmill Ranch and Country Isles were finished in 1984. The city incorporated in 1996 and took in the older Bonaventure area the next year. Because one developer built most of it, the neighborhoods share a logic: a landscaped boulevard, a gate or guardhouse, a clubhouse and pool, and streets of homes built in batches with matching hardware.

That last point matters to a locksmith more than you would think. When a builder puts up a few hundred homes in a phase, the front doors, garage side doors and interior hardware are usually the same product, keyed on the builder’s schedule, with a construction master that opened every house during the build. Twenty or thirty years on, most of those homes have had two or three owners, a pool cage added, a side gate replaced, a garage keypad installed by a handyman, and a smart lock bought online. The result is a house where the front door, the garage door, the pool gate and the side gate each answer to a different key, code or nothing at all.

Our job as a gated community locksmith in Weston, more often than not, is to bring that back to a plan. One key or one code for the family, a documented list of what opens what, and hardware that matches the association’s standards so nobody gets a letter.

One House, Six Doors: Keying a Weston Home So It Makes Sense

Walk around a typical Weston single-family home and count the openings that lock:

  • The front door. Usually a deadbolt and a handleset, often a decorative one the HOA approved with the house.
  • The garage side door. The door most families actually use, and the one most often left on the builder key.
  • The garage-to-house door. Frequently a hollow interior door with a passage knob, which means anyone who gets the garage open is inside.
  • The pool gate or screen enclosure door. A self-closing, self-latching gate is required around a pool in Florida, and the latch is usually the cheapest part on the property.
  • The side yard gate. Aluminum or wood, with a padlock, a gravity latch or a keyed gate lock, depending on who installed it last.
  • The sliding glass door to the lanai. A hook latch from the 1990s and, if you are lucky, a foot bolt.

Here is how we key that house. The front door, garage side door and garage-to-house door go on one key, on a proper deadbolt at each of the three. The side yard gate gets a keyed gate lock on the same key, because carrying a padlock key to take out the recycling is how gates end up permanently unlocked. The pool gate keeps its self-latching hardware, upgraded to a latch that actually catches, and gets a keyed cylinder on the outside if the HOA and the family want it. The slider gets a secondary lock so the hook latch is not the only thing between the lanai and the kitchen.

If the family prefers codes, the garage side door and front door get keypad deadbolts on the same code scheme, and the mechanical keys become the backup that lives in a drawer. Either way, the outcome is a house you can lock up and describe in one sentence. Our lock rekey page covers that service on its own; the value in Weston is doing all of it as one plan.

Rekeying on Purchase: The Guard Gate Is Not a Substitute

New owners in Weston often skip the rekey because the community has a guardhouse. The gate is a real layer, and the guards in Weston Hills, Savanna and The Isles do their jobs well. But the gate lets in landscapers, pool techs, cleaners, contractors, delivery drivers, real estate agents and every resident’s guest, and it lets them in on the say-so of a resident who may no longer live there. The prior owner’s cleaning service still has a key to the garage side door. The prior owner’s brother-in-law still has a key to the front. The lockbox from the listing period came off, but the key that was inside it was a copy.

A rekey on closing day fixes all of that for $40 to $95 per lock, quoted upfront before work starts, and takes about an hour for a typical Weston home. We rekey the front, garage side door, garage-to-house door and any keyed gates to a single new key, cut the number of copies the family wants, and hand you a house where the only keys that work are the ones in your pocket.

Two things to check at the same time, because they are cheap when we are already there:

  • The garage door opener’s remote codes and keypad code. Reset them. The previous owner’s car still has a remote in the visor.
  • The mailbox. Weston’s newer sections use cluster boxes and the previous owner probably kept the key. A mailbox lock replacement is a small job while we are already there.

What Your HOA Actually Cares About

Weston associations are particular about exteriors, and hardware is part of the exterior. Before we install anything visible from the street we ask the same questions the architectural committee would, and it saves everyone a violation letter.

What comes up most often in Weston communities:

  • Finish. Many communities require the front door hardware to match the original finish, usually oil-rubbed bronze, satin nickel or aged brass depending on the phase. We carry Schlage, Kwikset and Yale hardware in the standard finishes and can match what is on the neighboring houses.
  • Style. A modern square keypad on a Mediterranean-style entry in Weston Hills may be turned down. Several manufacturers make keypad and smart deadbolts in traditional profiles, and we will show you which ones will pass.
  • Gates. Side gate and pool gate hardware is often specified by the association, particularly the requirement that pool gates self-close and self-latch with the latch above a child’s reach. We install to that standard.
  • Cameras and doorbells. Some Weston associations restrict where cameras can point and what can be mounted on the exterior. If a security camera is part of your plan, we ask about the rules first. We install residential camera systems too, and we will tell you what the rules allow.
  • Screen enclosure doors. Some HOAs treat the screen door as part of the enclosure and want matching hardware; most do not care as long as it closes.

If you are not sure what your association allows, send us the relevant page of the rules or the name of the management company. We have worked under most of the Weston associations’ guidelines and can usually tell you what will pass before we order the hardware.

Smart Locks Behind the Gate: What Works in a Weston Home

Codes suit a Weston household better than keys in most cases. Teenagers come home from Cypress Bay or the middle schools at different hours, a nanny or a housekeeper comes on set days, the pool company needs the side gate on Thursdays, and grandparents visit for a month in the winter. Each of those gets a code, each code can be scheduled or deleted from a phone, and nobody hides a key under the mat.

The hardware we recommend for a gated Weston home:

  • A keypad or smart deadbolt from Schlage, Yale or Kwikset on the garage side door, because that is the door the family uses. If only one door gets a smart lock, it should be this one.
  • A matching lock on the front door in an HOA-approved style, mainly for guests, deliveries and the days the garage opener battery dies.
  • A weather-rated keypad gate lock on the side yard gate for the pool service and the lawn crew, on its own code that the homeowner can change when the vendor changes.
  • The garage-to-house door left on a plain keyed deadbolt on the house key, as a mechanical backup that does not depend on a battery.

Two practical warnings from installing a lot of these in Weston. First, the summer afternoon sun on a west-facing front door cooks a smart lock’s electronics and drains batteries faster than the box suggests; a covered entry or a lock rated for the heat matters. Second, a smart lock is only as strong as the deadbolt behind it and the strike it throws into. We reinforce the strike with long screws into the framing on every install. Our smart locks and keyless entry page explains the difference between a keypad lock, a connected lock and a full home-automation lock so you can pick the level you will actually use.

Weston Hills, Savanna, Bonaventure and The Isles: What Each One Asks For

Four of the communities we work in most often, and what tends to bring us there.

Weston Hills. The golf-course community around the country club, with large homes on large lots and, in the estate sections, custom front doors with mortise hardware rather than standard bored locks. Rekeying a mortise handleset or replacing a failed mortise body is a different job than a tract-home deadbolt, and we carry the parts for it. Homes here also tend to have multiple sliders to the pool deck, a pool gate, a side gate on each side of the house, and often a detached cabana or summer kitchen with its own locks. We key all of it to one plan.

Savanna. The largest gated community in the city, more than 2,800 homes with two guard gates off Glades Parkway and Saddle Club Road, with three pools and a clubhouse. Savanna homes are mostly 1990s-era builder hardware on a standard footprint: front door, garage side door, pool or lanai, side gate. The most common call here is a rekey on purchase or a keypad on the garage side door, and the second most common is a pool gate latch that a child has learned to open.

Bonaventure. The oldest section of the city, built around the golf course in the 1970s and 1980s and annexed in 1997, with a mix of single-family homes, townhomes, villas and condominiums along Bonaventure Boulevard, Saddle Club Road, Blatt Boulevard and Racquet Club Road. The hardware is older and more varied, and the associations are many and small. Townhome and condo work here involves front doors that share a corridor, association-owned gates and pool enclosures, and mailbox banks. It is also where we replace the most sliding glass door locks and rollers in Weston.

The Isles at Weston. Guard-gated off Manatee Isles Drive, with several hundred Mediterranean-style homes, a clubhouse and a resort pool. The Isles is newer, and the front entries are often eight-foot doors with decorative handlesets that require specific replacement hardware. Owners here ask most often for smart locks in an HOA-approved finish, keyed gates for pool and cleaning vendors, and a rekey after purchase that includes the lanai slider.

We also work regularly in Windmill Ranch Estates, Windmill Reserve, Windmill Lake Estates, The Ridges, Emerald Estates, The Lakes, The Islands, The Meadows, Tequesta, San Sebastian, San Remo and the townhome sections along Indian Trace. If your community is not named here, it is still covered.

Pool Gates, Side Gates and the Latch That Has to Work Every Time

Nearly every Weston home has a pool, and Florida’s residential pool barrier rules require gates in the barrier to open outward away from the pool, self-close and self-latch, with the release mechanism placed high enough that a small child cannot reach it. The hardware that meets that standard is inexpensive, and the hardware that gets installed by whoever built the fence is often not it. We see gravity latches mounted at knob height, spring hinges that lost their tension years ago, and gates that were adjusted once and never again after the fence settled.

What we do on a gate call:

  • Replace worn spring hinges or add a gate closer so the gate shuts on its own from any open position.
  • Install a magnetic or gravity self-latching latch at the correct height, keyed on the outside if the family wants to lock it.
  • Adjust or shim the gate so the latch catches on a normal swing, not a slam.
  • For side yard gates that are not part of the pool barrier, install a keyed gate lock on the house key or a keypad gate lock for vendors.
  • For aluminum fence gates that have rusted at the hinges or bent, we repair or reweld and rehang before putting new hardware on. See gate repair, welding and locks.

The screen enclosure door on a pool cage gets the same treatment on a smaller scale: a working closer, a latch that catches, and a keyed handle if the enclosure is the only thing between the yard and the lanai slider.

Guardhouse, Clubhouse and Association Hardware

Association managers in Weston have their own list, and it is longer than a homeowner’s. A guardhouse is a small commercial building with a door that gets used every shift change, a restroom, a key cabinet holding resident and vendor keys, and often a safe. A clubhouse has a main entry on a card reader or a keypad, a fitness room with restricted hours, restrooms, a pool gate off the deck, a storage room and a manager’s office with resident files in it.

What we handle for Weston associations:

  • A master key system for the clubhouse and guardhouse so the manager carries one key, the guards carry a key that opens the guardhouse and the common doors but not the office, and the cleaning contractor carries something narrower still. Details on our master key systems page.
  • Commercial-grade Schlage or Sargent levers on clubhouse doors, with LCN or Norton closers adjusted so the doors close against the wind coming off the lake.
  • Panic hardware where the occupant load requires it, typically the clubhouse ballroom or fitness room, using Von Duprin or Sargent devices.
  • Rekeying the guardhouse and key cabinet when the guard contractor changes, which is the single most overlooked security step in a gated community.
  • Pool deck gates on the clubhouse pool brought to the same self-closing, self-latching standard as a residential pool gate, with a keypad or fob reader if residents are supposed to have after-hours access.
  • Mailbox cluster units in communities where the association owns them, including lock replacement for new owners and master door repairs.

We are happy to walk a property with a manager and produce a written list with prices before the board meeting. For a larger property, we can assess the whole clubhouse and gate operation in one visit.

Locked Out Behind a Guard Gate

A lockout in a gated Weston community has one extra step: getting the locksmith through the gate. Most guardhouses will let a service vehicle in if the resident calls the gate or is standing at the house. If you are locked out and your phone is inside, tell our dispatcher which community and which gate, and we will coordinate with the guard when we arrive. We carry identification and our license, and we will ask you for proof that you live at the address before we open the door, which is what a resident should want a locksmith to do.

House lockouts run $95 to $445, quoted upfront before work starts, and the large majority of Weston front doors and garage side doors open without damage. If the lock is a high-security cylinder or a smart lock with a dead battery and no mechanical override, the quote reflects that before we begin. The house lockout page explains what to expect, and the 24-hour emergency line at (954) 406-8266 is the number to call at any hour.

What Gated Community Locksmith Work Costs in Weston

These are the fixed numbers, quoted upfront before work starts:

  • Service call and diagnostic: $55
  • Lock rekeying: $40 to $95 per lock
  • Lock change: $65 to $345
  • House lockout: $95 to $445

Smart locks, keypad gate locks, pool gate hardware, mortise handlesets for estate doors, clubhouse hardware and master key systems are quoted per job after we see the door, because the hardware is the largest part of the price and it varies with the finish and grade your association requires. A whole-house keying plan for a typical Savanna or Weston Hills home, meaning a rekey of every keyed door plus a keypad on the garage side door and a keyed gate lock, is a single visit and a single written price. There is no surcharge for a gated address, and no “trip fee” added at the door. If you have had a different experience with an HOA locksmith in Weston before, ask us for the written quote first and compare. The card below lists the rest of the common numbers.

Locksmith Near Me in Weston

If you searched “locksmith near me” from a driveway in Savanna or a clubhouse office in Weston Hills, the practical answer is a mobile locksmith who already works in Weston’s gated communities and knows how to get through the gate. PRO Locksmith does not keep a shop in the city; we keep trucks in western Broward and a dispatcher who sends the nearest one.
