Two locks can look identical and cost very different amounts, and the reason is usually a grade stamp most people never check. ANSI/BHMA grading is how commercial door hardware is rated for durability, and specifying the wrong grade for a door’s traffic level is one of the most common — and most expensive — mistakes in commercial buildings.

ANSI/BHMA A156: The Standard Behind the Grade

The grading system comes from the ANSI/BHMA A156 series of standards, developed jointly by the American National Standards Institute and the Builders Hardware Manufacturers Association. Different hardware types are covered by different numbered standards within the series — locks and latches, exit devices, door closers, and hinges each have their own standard with its own grade thresholds. A product’s grade isn’t a marketing claim — it reflects a specific number of open-close cycles and force tests the hardware has to survive in lab testing before it earns that grade.

Manufacturers are required to indicate the grade level on the product, and a product can only claim a grade if it meets every criterion for that grade, not just the cycle count.

The testing behind these grades covers more than raw cycle count. Depending on the hardware type, a grade also has to meet minimum thresholds for strength — how much torque or force the hardware withstands before failing — and for security, such as resistance to a forced impact against the lock cylinder. Two products can be cycle-tested to a similar number and still land in different grades if one fails the strength or security portion of the test. This is why grade isn’t something you can estimate by feel or by price alone — it’s a specific certification tied to a specific standard number, and the only reliable way to confirm it is the manufacturer’s documentation or the stamp on the hardware itself.

Grade 1: Commercial, High-Traffic, Fire-Rated

Grade 1 is the highest durability tier under ANSI/BHMA. For commercial locksets, Grade 1 hardware is generally built and tested to withstand roughly 1,000,000 open-close cycles, and Grade 1 door closers are tested to a high cycle count as well, commonly cited around 500,000 cycles or more depending on the specific closer standard and size.

Grade 1 is specified for:

  • High-traffic commercial entrances
  • Fire-rated door openings
  • Doors that are part of a means of egress

NFPA 80 requires that hardware on fire-rated doors be listed for that use, and in practice, listed hardware for fire-rated commercial openings is typically Grade 1. This isn’t a style preference — a fire door assembly is only rated as a whole if every component, including the hardware, is part of the tested and listed assembly.

Grade 2: Light Commercial, Heavy Residential

Grade 2 sits below Grade 1 in cycle testing and strength requirements, generally in the range of several hundred thousand cycles depending on hardware type. Grade 2 hardware is appropriate for:

  • Interior office doors with moderate traffic
  • Storage rooms and low-traffic back-of-house doors
  • Upscale residential applications

Grade 2 hardware isn’t inferior hardware — it’s correctly matched to lower-traffic applications where the cycle demands and forced-entry risk are lower than a building’s main commercial entrance.

Grade 3: Not Suitable for Commercial

Grade 3 is the lowest tier, generally tested to a few hundred thousand cycles at most, and is built for standard residential use. Grade 3 hardware isn’t appropriate for commercial applications — the cycle life and strength requirements are built around residential traffic patterns, not the volume or forced-entry risk of a commercial building.

Why Grade Matters for Fire Doors Specifically

NFPA 80 requires that fire door assemblies use hardware that is listed as part of a tested assembly for that door’s rating. Swapping in an unlisted or lower-grade lock, closer, or hinge — even one that fits and functions — can compromise the door’s fire rating, because the assembly was only tested and listed with specific hardware. This is a common point of failure during renovations, when a door gets new hardware installed that matches the old hardware’s appearance but not its listing.

Cost Difference: Why Grade 1 Costs More

Grade 1 hardware costs more upfront than Grade 2 — often noticeably more for the same lock function. The reason is the cycle life difference: Grade 1 hardware is built to withstand roughly two to three times the tested cycle count of Grade 2, or more, depending on the specific hardware category. On a high-traffic commercial door, that translates to fewer replacements, fewer service calls, and less disruption over the life of the door.

Specifying Grade 2 hardware on a high-traffic commercial entrance to save money upfront often costs more over time — the hardware wears out faster under heavy cycling and needs earlier replacement or more frequent repair.

Where to Use Each Grade

A simple way to think about it: match the grade to how often the door opens and how much is riding on it staying secure and functional.

How to Identify the Grade Stamp

The grade is marked directly on the hardware or on its specification sheet, typically alongside the applicable ANSI/BHMA standard number — for example, a lock might be marked as meeting ANSI/BHMA A156.2, Grade 1. Manufacturers such as Schlage, Sargent, LCN, and Von Duprin list the grade on product packaging, spec sheets, and often stamped into the hardware itself. If a grade stamp isn’t visible or the documentation doesn’t specify a grade, that’s a reason to ask before installing it on a commercial door — particularly a fire-rated or egress opening where the wrong hardware can compromise the listing.

Getting the Spec Right the First Time

The mistake we see most often isn’t a property choosing cheap hardware on purpose — it’s hardware getting installed without anyone checking whether the grade matches the door’s actual use. A back office door doesn’t need Grade 1 hardware. A fire-rated stairwell door on a commercial building absolutely does. Getting this right the first time avoids both overspending on doors that don’t need it and underspending on doors where it matters for code and safety.

This comes up often during tenant buildouts and renovations, when new hardware gets ordered based on what matches the existing look or what’s readily available, rather than what the door’s actual traffic and code requirements call for. A general contractor focused on finishing a buildout on schedule isn’t always thinking about whether a given door is part of a fire-rated assembly or a required egress path. That’s a detail worth confirming before hardware gets ordered, not after it’s installed and a fire marshal or building inspector flags it during a walk-through.

It’s also worth checking existing hardware on a property being acquired or newly managed. Older buildings sometimes have a mix of grades installed over the years by different owners and contractors, without any documentation of what’s where.
