Dania Beach

Dania Beach’s antique district gives the city a commercial character unlike anywhere else in south Broward: a long run of independent, owner-operated shops in small older buildings rather than national tenants in a newer strip center. The security problem in those shops is not the front door, which is usually watched and glazed; it is the rear service door onto the alley or rear parking, and it is the fact that a single owner often holds every key without any record of who else has one.

The practical work is a rear hollow-metal door with a Grade 1 deadbolt or a rim exit device where egress requires it, a properly aligned strike, and a hardened latch guard where the frame allows. Front doors on these buildings run the full range from wide-stile wood to narrow-stile aluminum storefront, and narrow stile means a narrow-stile device and the correct cylinder length rather than whatever fits. For an owner with more than one shop, or a shop plus a storage unit, a small master key system on a restricted keyway solves the duplication problem that a hardware-store key never will.

The Marine Yards Along the Dania Cut-Off Canal

The marine industrial zone along the Dania Cut-Off Canal, roughly east of Bryan Road toward the waterway, is dense with boatyards, repair facilities, riggers, parts suppliers and superyacht service operations. It is one of the harder hardware environments in the county, and it is nothing like a beachfront condominium even though both are exposed to the same ocean.

A yard building typically has large roll-up or sliding shop doors with a personnel door immediately beside them, and that personnel door absorbs the entire foot traffic of the operation. It is a high-cycle opening in the strictest sense, and Grade 2 hardware will not survive a year on it. Grade 1 cylindrical or mortise locksets, a rim exit device where the occupancy calls for one, a continuous hinge, and a heavy-duty closer with a functioning backcheck to stop the door from being thrown into the wall by wind off the canal are all justified. Fasteners and finish matter as much as the lock: yards run wash-down water, solvents and bottom-paint dust through the air, and plated finishes give up quickly.

Access control in the yards is usually about separating a customer-facing office from the shop floor and the parts crib. Fail-secure electric strikes with mechanical key override suit an office or crib door that should stay locked in a power outage. Any opening in the egress path, and any maglock, has to release on alarm and on power loss. Door position switches on the parts crib and on after-hours shop entrances tell an owner what actually happened rather than what someone remembers.
