Where Singer Island Runs Out at the Inlet
Palm Beach Shores sits on the southern tip of Singer Island in Palm Beach County, and it is the end of the road in the literal sense. Riviera Beach is its only land neighbour, to the north. The Atlantic is east, the Lake Worth Lagoon is west, and the southern boundary is not a street but the Palm Beach Inlet, the working channel that separates the island from the town of Palm Beach and carries deep-draft traffic in and out of the Port of Palm Beach. Everything arriving by road crosses the Blue Heron Bridge and drives the length of the island to get here.
That geography matters to hardware more than it sounds. A town bounded on three sides by water — one of them a navigation channel where ocean water moves through twice a day — has no sheltered elevation anywhere in it, and no back street where a plated finish is going to last.
A Height Rule That Shaped Everything Built Here
Palm Beach Shores has held a low height ceiling for decades, with a modest limit on the oceanfront side and a lower one on the lagoon side. Redevelopment pressure has been considerable and the ceiling has largely held, so the town is built almost entirely of low-rise and small mid-rise structures. That shapes the openings.
Low buildings here tend to run their circulation outside rather than in. Rather than a conditioned corridor served by two elevators, you get exterior walkways, open stair towers and doors that open straight to weather. An apartment or condominium entry door on one of those walkways is an exterior door in every respect that matters, even where it was ordered as an interior one. Low buildings also mean small associations: no chief engineer, no front desk, a board of owners and often a management company running several properties from off the island. Establishing who can authorise a change to a common-area cylinder is worth doing before work starts rather than after.
Houses in the Middle, Apartments and Hotels Around the Rim
The town was laid out as a planned residential subdivision in the late 1940s, with a palm-lined parkway through the middle and modest lots either side of it. That mid-century core is still there, and around the outside of it — along the ocean and along the lagoon — sit the apartment buildings, condominiums and hotels that came later.
The core houses are a restoration problem. Post-war construction here used doors of nonstandard thickness, backsets that no current catalogue lists, and jambs that have been patched around the same strike for seventy years. A deadbolt that will not throw in a house of this vintage usually has nothing wrong with the deadbolt: the leaf has moved, the jamb has softened, or the bore was never square to begin with. Many have been restored rather than replaced, so the front door may be original while the rear slider is a current impact-rated assembly, and the two need entirely different treatment. On any exterior opening replaced since Florida’s 2002 impact requirements took effect, leaf, frame, anchorage and hardware were tested and approved as one configuration, and drilling that assembly for an extra cylinder can take it outside what was approved.
Marina Hardware Is Its Own Discipline
The lagoon shore of Palm Beach Shores is a working marine frontage — marinas, charter and dive operations, restaurants that share a car park with them, and the transient boat traffic that comes with a location this close to an inlet. Marina hardware barely overlaps any other commercial work.
The openings themselves are unusual. A gangway or pier gate is a metal leaf hanging in a metal frame over water, and it wants a continuous hinge rather than butts, because a sagging gate over a dock cannot simply be shimmed level. Dockmaster offices, ship’s stores and fuel storage rooms sit yards from salt water. Transient slip holders need restrooms, showers and a laundry — high-cycle doors that must stay locked to non-berth-holders while still permitting egress, which is the case for a rim exit device with outside cylinder trim rather than a deadbolt someone will inevitably leave thrown. Gear lockers, ice and bait rooms, pump-out enclosures and electrical pedestals all need keying into a system that distinguishes staff from slip holders from the public, or the marina discovers it has one key for everything and no way to change a level of it after a season ends.
Small Hotels Without an Engineering Department
The hotel and resort properties around the rim of the town are not large branded houses with a corporate locksmithing programme behind them. They are small operators, and the whole back of house lands on someone local.
Electronic guest locks are only the visible part. Behind them sit mechanical override cylinders, and those should sit inside a keying hierarchy the operator owns outright, cut on a restricted keyway so a departing housekeeper’s key cannot be copied at a kiosk on the mainland. Around them sit housekeeping and linen closets, a maintenance store, an office and cash drawer, a kitchen store, a laundry, employee entrances, pool and beach gates, and stair doors that must lock against corridor entry while releasing freely for egress. A small property has none of the systems a large one uses to track that, so it needs a written key issue-and-return record and interchangeable cores that let an owner rotate one level after a departure instead of replacing hardware. Where an operator adds an electric strike or a maglock at a pool gate or side entrance, whether that opening fails secure or fails safe has to be settled per door and tied properly into the fire alarm, not decided by whatever the installer had on the van.

Corrosion at a marina and corrosion on a beachfront balcony are not the same failure. On the docks the killer is usually galvanic rather than atmospheric: a stainless fastener driven into an aluminium gate frame, or a stainless strike screwed into a galvanised post, sets up a couple that eats the softer metal from the inside while the visible hardware still looks new. The gate then fails at the mounting rather than at the lock, often all at once.
The answer is to specify the whole assembly instead of the lock in isolation. Match fastener metal to frame metal or isolate them, use marine-grade stainless or solid bronze where the exposure justifies it, and put sealed closer bodies with corrosion-resistant covers on any door hanging over water. On the ocean side the problem reverts to the ordinary one — airborne salt on cylinders, levers, closer arms and hinge pins — but even there the fasteners tend to go before the hardware does.

A town this small owns a short list of buildings, and that list is a meaningful share of its commercial-grade hardware.
