The Storefront Door System
The narrow-stile aluminum storefront door is the most common commercial entrance in South Florida. You see it on retail storefronts, restaurants, office lobbies, and strip malls from Fort Lauderdale to Miami. It is lightweight, corrosion-resistant, and designed for glass infill. It is also one of the most maintenance-intensive doors in commercial use.
The system has four main components: the door panel, the frame, the hardware, and the weatherseal. Each one wears differently. A problem with one usually shows up as a symptom in another. A door that will not latch is rarely a lock problem — it is usually a hinge or closer problem that has caused the door to sag out of alignment.
Door Closer Problems
The door closer controls how the door opens and closes. On storefront doors, the closer is usually surface-mounted at the top — either a standard arm closer or a parallel arm closer. The closer regulates swing speed, latching speed, backcheck, and closing force.
The most common closer failures:
Oil leakage. The closer body is a hydraulic cylinder. If the seal fails, fluid leaks out and the closer loses its ability to control the door. A leaking closer cannot be adjusted — it must be replaced.
Speed drift. Over time, the adjustment valves vibrate loose. The door slams shut or closes too slowly to latch. This is fixed by readjusting the valves, but only if the closer still holds fluid.
Backcheck failure. The backcheck prevents the door from opening too far in wind or traffic. When it fails, the door swings open unchecked, hits the stop, and damages the frame or the glass.
Spring fatigue. The closing spring weakens over years of use. The door does not close with enough force to latch. Increasing the spring tension is a temporary fix — eventually the closer needs replacement.
LCN and Hager manufacture the closers most commonly found on South Florida storefront doors. LCN’s 4040XP is the standard commercial surface closer. Hager’s 5300 series is a direct equivalent. Both are rated for high-traffic commercial use and carry multi-year warranties.
Hinge Wear and Door Sag
Aluminum storefront doors hang on continuous geared hinges or butt hinges. Continuous hinges — sometimes called piano hinges — run the full height of the door. They distribute weight evenly and last longer than butt hinges on high-traffic doors. McKinney and Hager are the primary manufacturers of commercial continuous hinges. Butt hinges — the traditional two-knuckle or three-knuckle hinge — are less expensive but concentrate the door’s weight on two or three points. On an aluminum door with glass, that weight causes the hinge to wear unevenly. The door sags. The top of the door drifts toward the frame, the bottom drifts away, and the latch no longer lines up with the strike.
Diagnosing door sag is straightforward. Open the door halfway and let go. If it swings on its own, the hinges are out of plumb. Look at the gap between the door and the frame at the top and bottom. If the gap is wider at the bottom than at the top, the door has sagged and the hinges need adjustment or replacement.
Sweeps, Weatherseal, and Thresholds
South Florida’s wind-driven rain tests every seal on a storefront door. The sweep at the bottom of the door, the weatherstrip on the frame, and the threshold beneath all work together to keep water out. When any one fails, water enters the space — not just during storms, but during ordinary summer thunderstorms.
Sweeps wear out faster than any other component. The rubber or vinyl fin at the bottom of the door takes the brunt of foot traffic, cleaning equipment, and friction against the threshold. A worn sweep lets water and air in. Replacing a sweep is simple, but the replacement must match the door profile — not all sweeps fit all thresholds.

Lock and Cylinder Service
Storefront doors typically use mortise cylinders threaded into mortise locks, or rim cylinders on surface-mounted rim cylinders. The cylinder sits in a narrow collar bored through the aluminum stile. Because the stile is narrow — typically 1-3/4 to 2-1/4 inches — the cylinder and the lock behind it have limited depth. This limits what hardware can be installed.
Interchangeable cores (IC cores) are common on storefront doors in multi-tenant buildings. The property manager can swap cores at tenant turnover without removing the lock. The core fits into a housing that threads into the mortise or rim cylinder body. Best-style SFIC cores are the most widely used format.
Lock failures on storefront doors usually come from alignment issues, not the lock itself. If the door has sagged, the latch hits the strike plate instead of entering the strike pocket. Repeated impacts deform the strike, damage the latch, and eventually prevent the door from latching at all. Fix the alignment first, then assess the lock.
Glass and Impact Requirements
South Florida building codes require impact-resistant glass on storefront doors in wind-borne debris regions. After Hurricane Andrew, Miami-Dade and Broward counties adopted stricter impact requirements. Storefront doors must have either impact-rated laminated glass or a shutters system that meets wind load standards.
If a storefront door has been upgraded to impact glass, it is heavier. The original closer and hinges may not be rated for the additional weight. This is a common oversight — the glass gets upgraded but the hardware does not. A standard-duty closer on an impact-glass door will fail prematurely. Upgrading to a heavy-duty closer with a higher spring size extends the hardware life to match the door.
Maintenance Intervals
Storefront doors on South Florida commercial buildings should be inspected quarterly. The salt air, humidity, and storm season each take a toll on different components. A quarterly check includes:
- Close the door from a 45-degree open position and confirm it latches without assistance.
- Check the closer for oil residue on the body and arm.
- Inspect the sweep for wear, compression, and gap at the threshold.
- Check hinge screws for tightness on both the door and the frame.
- Test the lock cylinder — it should turn smoothly without binding.
- Inspect the weatherstrip around the frame for compression set and gaps.
